What is a CL-100 (SC Wood Infestation Report)?

A CL-100 (SC Wood Infestation Report) is required for the sale of most homes in the state of South Carolina.

If the home is built on a crawl space foundation:  the CL-100 consists of a thorough inspection by a licensed Pest Control Technician of the subfloor of the structure and below to the ground.  Upon inspection, the Technician will determine whether there is visible evidence of previous or present termite activity in the crawl space or exterior of the home and the extent of the damage caused by the termites.  The report also includes an inspection of the attic and all visible wood members for the presence of other wood destroying insects such as Wood Borers or Powder Post Beetles.  The inspection also includes a soil test to determine the moisture content of the crawl area, a moisture reading taken from the wood itself, a check of all plumbing to determine if there are any water leaks, and an examination of any water drainage problem in the crawl space.  The technician will also check bathroom floors and remaining subfloor, sills, and joists for any signs of wood destroying fungi (wood decay).  If a problem does exist, a dirty letter (failed inspection) will be issued until the repairs have been made.  Upon repair, the technician will determine if the damages have been repaired correctly, and if so, the Technician will issue a clear letter and closing may proceed.

If the home is built on a slab foundation:   the CL-100 consists of a thorough inspection by a licensed Pest Control Technician of the walls of the structure and below to the slab foundation.  Upon inspection, the Technician will determine whether there is visible evidence of previous or present termite activity to base boards, walls, or exterior of the home and the extent of the damage caused by the termites.  The report also includes an inspection of the attic and all visible wood members for the presence of other wood destroying insects such as Wood Borers or Powder Post Beetles.  The inspection also includes a thorough examination of plumbing areas for leaks.  The technician will also check the structure for any signs of wood destroying fungi (wood decay) from baseboard level and below.  If a problem does exist, a dirty letter (failed inspection) will be issued until the repairs have been made.  Upon repair, the technician will determine if the damages have been repaired correctly, and if so, the Technician will issue a clear letter and closing may proceed.
